Under 2,000 sqft - unbelievably easy. No excuse not to be flawless (if you’re an enthusiast). Pulling weeds is viable as the sole form of weed control.
2-5k - still very easy.
5-10k - still crazy easy in terms of fertilization and weed control. Soil work starts to get tricky.
10-15k. Manageable. Soil work is a behemoth task.
15k-20k weeds are still easy, but fertilizer gets to be a chore. “Guess my soil just sucks ”
20k+ - I do it when I feel like it. It looks good enough.

I’m 20k+, but I have 15k irrigated. That’s my bread and butter. The 8k out back, I’m just starting to take care of. My kids are complaining about the weeds.

The trick with non-irrigated areas is mow super high. (If cool season, 4 inches) And be really obsessive about weeds in the spring. If you go into summer with no weeds, you’ll likely be weed-free until it’s good cooler and you get some rain in the fall.
Lawn at my old house was 10k and didn’t have irrigation. It was magnificent, but it did fortunately have soil that was well-suited for a low maintenance lawn. (Sandy)

Thanks. Yeah, I know what you mean. It’s still 1000 sqft in the front and the neighbors next to us have a strip twice as long that the kids can expand to if need be. We’re all close on this street.

I forgot to put it in the post. I went with an 80% perennial ryegrass and 20% KBG blend.
Love the lawn. I’m not familiar with the strange looking apron on the walkway. Is that so the front and back seat can step on the pavement when parking on the street? Never seen such a thing in my life.
Good call on 6" heads; definitely gives you more flexibility in growing a little long in the summer. Going to probably dig up and replace some 4-inchers at my parents for a similar reason.
Though a little concerned about your head choice—you said geared rotors in corners and 360° pop-ups in the middle. Are these the same models and/or matched precipitation? Or on separate valves? (and also a little confused by your lateral runs: are the middle heads fed from both ends?

All the geared ones are the same model. They are actually 4" Rainbirds from my previous setup. They are on the same zone as the 360 sprayers. No, nothing is matched as far as I know. It seems to work well. I only water for 2 minutes twice a week .
I really like the 6" pop-ups. You can’t even see my sprinklers unless you really look. That was my goal. I wanted them to be able to pop up through some of the stolons too, so wanted that extra height.
Saw the background of the first pic, thought Long Beach. Saw the trash cans, and knew. Looks lovely—I went TTTF in the Los Altos area and has been tougher than I expected. Glad to see your success with the cool season blend!

Well, that’s where I am. Probably a few blocks away. Message me if you ever want to come check it out. I’ve seen some TTTF in the area and what I’ve seen is that it tends to thin out and show a lot of soil. Seems dependent on how much sun it gets. Luckily, (as you can tell based off the address) I’m west-facing so lots of south and west sun every day.

And when I say that, I actually mean you did an amazing job, and your lawn looks fucking amazing. It makes me think of when Rick introduced Morty to ‘True Level’. Not only does your turf look absolutely pristine, your lawn and hardscaping are a perfect match to the mid-century aesthetic of your home. You truly nailed the engineering of the irrigation system and the substrate for your grass, and it all looks truly wonderful. I hope you enjoy years of satisfaction enjoying an evening beer looking over your little corner of Eden. Nicely done, friend.
(Edit: I just noticed your neighbor across the street with the lavender house. It looks awesome and I love it. Fuck HOAs. I’ll bet you have a great neighborhood.)
